After our first consultation and initial survey, the work will flow as follows...
Our architect will perform a structural survey and seek permissions from local authorities to comply with all relevant regulations. Permissions on average take one month to be approved.
The drawings will evolve from an inspirational design, gaining the most from your loft space whilst conforming to all building regulations.
On our next consultation we will discuss the finer details of your build, such as the lights, heating, en-suite, materials and decor.
Importantly at this stage we will mutually agree a timing for conversion.
The conversions can take between 4 and 10 weeks depending on size and complexity. You may choose to leave the room un-decorated, so that you have the pleasure of decorating it yourself.
Start of build.....
Create cutting list for materials and order any commisioned items.
Erect scaffolding and order skips.
Clear loft space.
Create safe / secure area for materials.
Access through roof so as little time possible disrupting household.
Fit steels, timbers and plasterboards.
Complete insulation, flooring, wiring and plumbing.
Building inspector visit.
Break through to fit stairs (constructed on site).
We will maintain constant communication and mutual discussion throughout.
Weather does not affect our progress.
Bring in plasterers and electricians.
Consultation for any last minute cosmetic changes / finishing touches.
Options to decorate, or leave plastered ready for decoration.
Clear site of all rubbish and skips.
Consultation with customer, final snagging and inspection.
Building inspector visit.
Handover of folder containing details of your conversion, pictures and guarantees.
Samples of materials ie. spindles to try paint / stain finish etc.
Remember, we only manage one build at a time, and you will only deal with Lee through every stage of the process.
